How Insurance Offices Improved Water Management and Safety

Properties

  • Property 1: Five buildings on a campus in Michigan, for offices (mostly), day care, data center, and recreational uses
  • Property 2: One office building in Tennessee

Situation

The owner wanted to implement water management plans (WMPs) at both properties to protect the employees in their facilities from Legionella and other pathogens. They also needed a WMP for WELL Health & Safety Certification.

Challenges

Setting up the WMP in LAMPS was easy. The challenges were:

A. Getting the control (preventive) measures scheduled in their work order systems

B. Getting cooperation from the mechanical technicians in carrying out the control measures

C. Having only two people in the EH&S department update the WMPs remotely

D. Getting the people who were taking chlorine readings to enter enough information in a log about the location being sampled.

Solutions

A. After changing work order system applications, it was easier to get the control measures scheduled. Also, LAMPS has a function for exporting control measures to a spreadsheet for the purpose of importing the measures into a work order system application.

B. After the mechanical technicians understood the potential health risk associated with conditions such as stagnant water, they realized the importance of implementing the WMP and even questioned potential problems such as low chlorine readings.

C. EH&S plans to have more of the WMP updating – particularly entering control measure verification dates – performed by the onsite mechanical technicians.

D. LAMPS now has location saving, making water quality data entry faster than writing on paper. EH&S plans to ask the mechanical technicians to enter chlorine and other water quality data readings in LAMPS as they take measurements, which will ensure they enter the necessary information since certain fields are required before saving a reading.

Results

With LAMPS, the owner is now able to keep up with the WMP and is satisfied that by monitoring water quality and implementing control measures, they are providing safe water for their employees. The EH&S manager also expressed gratitude for quick responses by LAMPS support to her questions and for the advice given by the LAMPS technical team regarding safety and efficiency.
